How to object against a municipal value.

It is crucial to motivate any changes required in the municipal valuation roll as an objection without a motivation will fail.


Each municipality has their own official objection form. Please get a copy of the official objection form from your local municipality and follow the procedure stipulated by the municipality on how to submit an objection


For a residential property the following information is typically required in an objections:


1. Property description (This is the legal description of the property)

2. Property information (This includes size, condition, room count and other general comments)

3. The reason for the objection (Is the value incorrect, property size, owner or use)

4. Objector information (Is the objector the Owner, a Representative of the owner or Other)

5. Objector contact details (If not the owner, the objector will also get a notice of the outcome)

6. Motivation (Detailed reasons need to be given by the objector)

7. Declaration (Every objection has to be dated and signed by the objector)
